The project area is located in a place of transition between built city and the green hills.
Due to the scale of the three dimensional interventions, their different intended use (entertainment, commercial, residential and services and the target to solve the project with a common formula, the space has been developed through a modularand orthogonal mesh. This subdivision can evolve in a fractal that builds the spaces according to the needs.
The volumetric development of the 2 buildings is obtained by adding modular extrusions (volumes) or by removing them (voids).
The vertical surfaces of the resulting complex are wrapped by an envelope of a polygonal free form that is also suitable for urban margins. This “skin” is integrated on its surface with technical elements, vertical and trees. The final aspect of that system gives the volumes above ground an almost rocky appearance. The use of the plants has also the function of mitigating the solar radiation and insulating the building.
The residential buildings skin folds to seek dialogue with the surrounding green hills and adapt itself to in Via dei Giardini. In the areas of intersection are created balconies with integrated mini gardens.
The module generates the structural grid that allows a diversified composition of the units according to the different types.
The technical areas of the apartments are confined in the center of its modular core to facilitate maximum flexibility for any possible unions or splits of the flats.
In the theatre, the core sets up a continuous dialogue with its envelope generating spaces of transition whose reading is clear and simultaneous.
Outside, the volumes can remember a rocky structure or a small artificial hill to the public that can climb to the roof terrace on the roof via a ramp with a slope perimeter of less than 8%.
The air conditioning system is thought to use underground waters to save more than 30% of electrical consumption.
